We lend nationwide in 46 states. The only states we currently do not lend in are: Delaware (DE), North Dakota (ND), South Dakota (SD), and Vermont (VT). Other states may be approved by exception.
We focus on residential, non‑owner‑occupied properties: 1‑4 unit single‑family homes, condos, and townhomes. We do not have an owner‐occupied loan program

A private money lender is an investor (or lender) who makes loans secured by real estate, typically with fewer documents, less focus on personal income, and more focus on the deal and property value.
Because we’re property‑centric, the property and deal matter a lot. Credit is taken into account, but the underwriting is less rigid about personal income, tax returns, or perfect credit compared to traditional bank loans. We can help with borrowers with as low as a 600 Credit Score!

For the DSCR (Debt Service Coverage Ratio) loan program: 660+ FICO (for 1‑4 units, non‑owner‑occupied)
For the Bridge loan program: Typically 660 as the minimum credit score referenced by a third‑party aggregator.
